We have a square block of four unique 40 acre tracts of land (160 acres total) not too far from I-40 exit 103 (located between Seligman and Kingman). The SW corner area is slightly sloped and dotted with juniper and borders 640 acres of State Trust Land and the West portion is a flat grassy area that is also bordering State Trust Land. The whole parcel is 100% useable for residential purposes but could be used for agriculture or a hobby ranch. The whole 160 acre parcel measures 1/2 mile by 1/2 mile square. Off grid area. Water info: A drilled well in section 17 is documented with a water depth of 750 feet (located just north of Parcel 17-14). Land tracts are zoned RCU-2A in Yavapai County (2 acre min for splitting) and can have site built homes or manufactured allowed. RV's can be lived in while building a home. All horses and livestock allowed. No HOA or restrictions. See Satellite Map for location of parcels:

Driving map - Parcels located about 3 miles north of the I-40 corridor.
Directions: Take I-40 to Exit 103 (Jolly Rd). On the north side of interstate take Fort Rock Rd back West (Veering Left). You will run parallel to I-40. Drive along for about 1.5 miles and then pass APS Electric Substation (go another couple hundred yards or so) and then turn Right at unmarked road heading north. Drive past the borrow pit and then after about 1 mile you will stop and open the cattle gate (always leave gates as you find them). Continue north another mile or so and then enter and drive through corral area and continue about .4 miles and veer left (heading west) along fence line. Drive .25 miles along fence line then turn right, heading north. Drive North about .5 miles and you will be at the SE corner of Parcel 17-13. Turn left and head west. You will drive 1/4 mile across the southern boundary of Parcel 17-13. You will then turn north (right) and drive between Parcels 17-13 and 17-12 for 1/4 mile. After 1/4 mile you will come to Parcel 17-11 on your left and Parcel 17-14 on your right. See map. If you drive past the north fenceline and come to an old homestead you have now gone to far. The parcels are to your south.
(Instead of driving through corral area you can keep driving west along fence line then turn right heading north and follow along the fence, now with fence to your right side, until you come to the main ranch road again and keep heading north -- SEE Map) Call Rex at (928) 308-0700 for assistance.
